GoogleTim from Blue Ladder recently did the inspection on the home we are purchasing. It was one of the smoothest and easiest experiences ever! Tim is extremely honest, knowledgeable and thorough, not to mention super nice, kind and patient. He spent time explaining his report and answered all of our questions - no question is too big or too small! He's also very organized, and the system he uses made our report very easy to understand and access. He's also followed up with us to see how everything is going. We feel so comfortable buying our new home now that it's been inspected by Tim. We honestly couldn't be happier with how our experience with him was!

I ended up not moving forward with the property after the full understanding of what was going on with the property and I can't thank him enough for doing such a thorough job so I fully understood what I would have been getting into financially with the property. It's never fun to get bad news, but much better to know upfront and have that conversation with the other party than to find out issues later after moving in. I really appreciate his prioritized list of issues too, so it's clear what issues are the short-term important ones versus others that can probably be done over time. Thank you, Tim!

You did not charge us the re-inspect fee when the builder told the house was ready but it was not on the day you came for inspection. You did not get upset, instead allowing us to reschedule. Both homes were old and had been cosmetically renovated. Tim’s thorough inspections and understandable reports saved me literally tens of thousands of dollars in serious repairs needed on both properties (foundation, roofing, siding, electrical, plumbing). I so appreciated having this knowledge before I committed to purchase. They were cute houses, but I was not prepared for the level of work they needed. I’m still house shopping and plan to use Tim’s services on my next offer! I recommend his services without reservation!
