He is thorough, transparent, friendly, knowledgeable, patient, and detail oriented. He saved my partner and I from buying a lemon of a home! If you want to sleep comfortably at night knowing that the biggest investment you may ever make is secure and safe, then Tim is your guy! Bonus, if it’s an early morning inspection and you’re a bit bleary eyed, don’t worry, Tim will have his coffee machine set-up for you, with breakfast cookies to boot!

We had someone come and inspect a house we were buying and our inspector (Tim Damm) did a great job of looking over everything and relaying to us all the major details (crawl space, sewer scope, Radon levels, and overall house condition) with us in person. Then, after the inspection, he gave us a very good write up consisting of all the key things we should know and fix both major and minor. As a bonus, he also included some helpful first steps in fixing some of the major problems as well as some tips on some of the minor fixes. He brought a mobile k-cup coffee maker and some snacks for us to eat/drink while he was going through the house and was very nice, polite, and professional. 10/10 would recommend.

Tim even had a coloring book for our daughter and was friendly with our dog we brought along. Besides the customer service, he generated an accurate report of our inspection before end of day and informed us of many things we missed that were cosmetic and also safety hazards. Attention to detail is key and I’m glad we were treated so well with an in depth inspection.

We had the inspection in the morning, I received Tim's report by 5pm the same day! I've owned a few homes in the past and Tim is by far the best home inspector I've ever hired. His reports are very detailed and easy to interpret. Tim was very helpful and took the time to answer my questions. He even has a video equipped rover for the crawl space! My realtor was very impressed and stated he has never seen a more detailed home inspection. Tim brought coffee and snacks and had them set up in the kitchen before we even arrived. It was a pleasure working with Tim, I would highly recommend him to anyone needing an inspection.

I could see that it wasn’t level, but the contractor tried to tell me the uneven roof was causing the structure to appear unlevel. Tim came out, assessed the structure and provided a detailed report including step by step instructions that same day. He also offered to contact the contractor if needed assistance and even played with our dogs. In addition to being incredibly knowledgeable, detailed, responsive, and professional, Tim is also a pretty awesome human. Highly, highly recommend!

Firstly, I was able to schedule an inspection on their portal pretty seamlessly -- they also were great about refunding me for an additional service that I had asked for by mistake, but did not actually need. Thank you for that! Secondly, on the day of the inspection itself, Tim arrived before time, was friendly and communicative, and thorough in everything he looked into. The inspection report was available online on the portal in a timely manner, and had both a detailed version and a summary with photos. This was helpful in communicating with the seller as they could quickly digest it and respond to individual line items. Would recommend anyone looking to inspect a home to work with Tim and Blue Ladder. Thanks!
